Bluegrass Soft Wash uses safe techniques with the use of low pressure on delicate surfaces such as siding. However, damage can still occur to any delicate surface due to poor maintenance, neglect to the property and or low grade building materials. Routine maintenance per manufacture’s recommendations on the homes surfaces, should be implemented by homeowners to avoid any potential defects. Prior to washing the home any areas of concern need to be addressed by the homeowner to insure a watertight seal. This will prevent damage from occurring. The homeowner assumes all the risks and takes responsibility for any damage that occurs due to improper maintenance.

On the date of service, the company will note any pre-existing damage on the field hand checklist sheet with the client and have them sign. If client is unable to sign at time of noted damage, the company will note the absence on the field hand check list sheet and take photos of noted damage. Homeowner will have to sign off on the checklist sheet to note they have been informed of any damage once work is complete. If homeowner is unavailable at time of completion, the office manager will notify client of any damage before work along with supporting documentation. If any new damage is found during the cleaning process, the company will cease all cleaning efforts until the client can see the damage and acknowledge its existence.

Client understands that the company has set procedures to ensure plant life around the area of cleaning is protected. Client understands that their wash could be scheduled during midday sun and there could be potential for leaf burn as water can get on and around the plant during the cleaning process. If any issues arise with plant life around the area of cleaning, the company will evaluate to see if plant life suffered from leaf burn and will recover or if it has been killed. Company will then determine plan of action after evaluation of plant life.

Vinyl sided homes that have not been maintained or has contact sun exposure will be susceptible to oxidation. Signs of oxidation are as follows: chalky white powder on siding and the clear luster removed. Please understand if your home suffers from oxidation, you may see this difference after a cleaning. When home is covered with debris, those blemishes may not stand out as much as it would be after it has been cleaned. Most of the time those issues are pointed out to the client during estimate inspection or during cleaning process. Client understands that company may not find every flaw and is not reliable if it is more noticeable after wash unless it is found to be of negligence on company end. Client also understands if we do a site unseen estimate based off provided photos or use of Eagle eye software, that we will not be able to note any flaws in exterior surfaces. Client understands that they must shut off all outside electrical outlets and fixtures at the breaker box prior to service.

ROOF CLEAN ACKNOWLEDGEMENT

When the company completes a roof wash service, client understands that all roofs react to our solution differently and results will vary. Our solution is guaranteed to completely kill any damaging growths such as algae, moss, or lichen. Client understands that the roof will show results of a cleaning but in some instances, it may take more time to completely remove the dead growths. This happens due to many factors such as age of roof, type of shingle, location, and the amount of buildup. It is understood that there is potential to have some light brown areas that remain after treatment. These light brown areas are dead algae which previous to treatment were black streaks. If this occurs, client understands it will take some time for the remaining dead algae to come off with assistance of natural elements such as sun exposure and rain. We request clients wait 6 to 8 weeks for the brown areas to fade. If after 6 to 8 weeks, the brown areas remain, we request you contact us immediately so we can come physically view the area to appropriately determine the next step. If roof has moss or lichen growth it will take some time for those to completely fall off. Since we do not use high pressure, we let our solution do the work. If the growth is deep into the shingle it will take time for it to remove. Those growths will turn white when treated with our solution. The client understands that the growths will dry out and fall off as the natural elements such as wind and rain assist with the removal process. If after 6 to 8 weeks the growths remain, we request client reaches out to company. We will then do onsite assessment to determine next step. Client also understands that our cleaning solution is specifically designed for our cleaning services, and it will not cause any discoloration or damage to the roof.

Cold Weather Cleaning: The Importance of Winter Pressure Washing

December 13, 20248 min read

Winter in Lexington, KY, brings its fair share of beauty—snow-covered landscapes and frosty mornings—but it also brings challenges for homeowners and business owners alike. The cold weather, snow, and ice can wreak havoc on your property's exterior surfaces. From driveways and sidewalks to siding and roofs, winter weather leaves its mark, often in the form of dirt, grime, and even structural damage.

At Bluegrass Soft Wash, we understand the importance of maintaining your property’s integrity and appearance year-round. In this blog, we’ll dive into how winter weather impacts your property, why pressure washing is a vital part of winter maintenance, and how our professional services can help protect your surfaces.

The Impact of Winter Weather on Your Property

Accumulation of Debris

Winter storms are notorious for stirring up dirt, leaves, and other debris that inevitably settle on your property. As snow and ice begin to melt, these materials mix together, creating a muddy mess that not only looks unsightly but can also stain driveways, sidewalks, and patios. Over time, this grime becomes deeply embedded in porous surfaces like concrete and stone, making it increasingly difficult to remove with regular cleaning methods. Without professional-grade equipment, tackling this accumulation can become a frustrating and time-consuming task.

Salt and De-Icer Residue

To combat slippery conditions, salt and chemical de-icers are commonly spread across driveways, sidewalks, and roads. While these products are effective for safety, they leave behind corrosive residues that can gradually eat away at concrete, asphalt, and even metal fixtures. This damage, if left untreated, can compromise the structural integrity of your property’s surfaces, leading to cracks, pitting, and costly repairs. Regular pressure washing is essential to remove these harmful residues before they cause lasting harm.

Mold, Mildew, and Algae Growth

Even during the cold winter months, areas with poor drainage or prolonged exposure to moisture can become hotbeds for mold, mildew, and algae growth. These unsightly organisms not only tarnish the appearance of your property but can also pose health risks, especially for individuals with allergies or respiratory issues. Left unchecked, mold and algae can spread across surfaces, weakening materials like wood and vinyl and reducing the lifespan of your exterior features.

Freeze-Thaw Cycles

In Lexington, KY, winter temperatures often fluctuate above and below freezing, leading to a phenomenon known as freeze-thaw cycles. Water seeps into tiny cracks in concrete, brick, and other hard surfaces, then freezes and expands, causing the cracks to widen over time. This cycle can escalate existing damage, turning minor issues into significant structural problems. Proactive maintenance from Bluegrass Soft Wash, such as pressure washing, helps keep these surfaces clean and free from debris that could exacerbate the damage.

Why Pressure Washing is Essential in Winter

Pressure washing is not just a task for warmer months; it plays a crucial role in winter property maintenance. By incorporating pressure washing from Bluegrass Soft Wash into your seasonal routine, you can address several key concerns and protect your investment.

Prevent Surface Deterioration

Winter conditions can be harsh on your property’s surfaces. The combination of dirt, salt, and chemical residues can accelerate wear and tear, leading to cracks, stains, and corrosion. Regular pressure washing removes these harmful substances, preventing deterioration and extending the lifespan of your driveways, sidewalks, siding, and other areas.

Improve Safety

Slippery surfaces caused by ice, algae, and dirt can be hazardous, increasing the risk of falls for your family, guests, or customers. Pressure washing eliminates these hazards by thoroughly cleaning walkways, patios, and driveways, making them safer to navigate even during wet or icy conditions.

Enhance Curb Appeal

With the holiday season often bringing visitors to your home or business, maintaining a clean and well-kept property is essential for creating a positive first impression. Pressure washing effectively removes unsightly stains, grime, and buildup, ensuring your property looks its best for the season’s gatherings and celebrations.

Prepare for Spring

By addressing winter grime early, you’ll set the stage for an easier transition into spring cleaning. Tackling dirt, salt, and algae now reduces the effort required to restore your property’s appearance once the warmer weather arrives. A clean slate also makes it easier to identify and address any lingering maintenance needs.

Surfaces That Benefit from Winter Pressure Washing

Driveways and Sidewalks

Driveways and sidewalks bear the brunt of winter’s wear and tear. Constant exposure to salt, snow, and mud can leave these surfaces stained and slippery, posing safety risks and detracting from your property’s overall appearance. Pressure washing from Bluegrass Soft Wash effectively removes embedded dirt and residue, preventing long-term damage and keeping these high-traffic areas clean and safe.

Decks and Patios

Wooden and composite decks, as well as patios, can become coated with algae, grime, and other debris during the winter months. These contaminants not only compromise the visual appeal of your outdoor spaces but can also cause materials to deteriorate over time. Pressure washing gently cleans these surfaces, restoring their beauty and protecting their structural integrity.

Siding

Your home’s siding is often exposed to a range of winter elements, from wind-blown dirt to moisture that encourages mold and mildew growth. Soft washing, a specialized low-pressure cleaning method, is ideal for removing these contaminants without damaging delicate materials like vinyl or painted surfaces. This process helps maintain your home’s appearance and prevents long-term damage.

Roofs

Winter debris, moss, and algae can accumulate on your roof, potentially leading to leaks, water damage, and reduced energy efficiency. Soft washing is a safe and effective way to clean your roof, removing harmful buildup while preserving its structural integrity. Regular maintenance ensures your roof continues to protect your home through the harshest weather.

Gutters

Clogged gutters are a common winter problem, often resulting from leaves, dirt, and other debris that accumulate during the fall and winter seasons. Blocked gutters can cause poor drainage, leading to water damage and ice dams. Pressure washing clears out these obstructions, ensuring your gutters function properly and protecting your property from potential damage.
